(FORT WAYNE) - The sale of the Canterbury Green on Fort Wayne's northeast side has set a new state record, becoming the largest single-asset multifamily real estate transaction ever completed in Indiana, according to WANE-TV.
The 2,000-unit complex, located off St. Joe Road near local college campuses, was purchased by Morgan Properties and sold by representatives of Osso and GoldOller. GoldOller previously acquired the property in 2014 for $85.5 million. The deal was brokered by CBRE, which announced the record-setting sale Monday.
CBRE Vice Chairman Hannah Ott said the transaction surpassed all other Indiana multifamily sales, including several high-value deals completed in 2025. "This is one that comes around just kind of every once in a while," Ott said.
There are no immediate changes planned for the complex, according to CBRE. Ott noted that Morgan Properties is the nation's largest private apartment owner and said the investment reflects strong confidence in Fort Wayne and the Midwest.
Morgan Properties already owns another Fort Wayne apartment community, Summit at Ridgewood, near the Allen County War Memorial Coliseum.
Second District City Councilman Russ Jehl said he welcomes the new ownership and hopes it leads to future capital improvements at the property.
Canterbury Green has operated for more than 40 years and is located near Purdue University Fort Wayne and an Ivy Tech Community College campus. The complex offers a mix of apartments, townhomes, and single-story homes, along with amenities that include an on-site golf course, pools, fitness facilities, dining options, and recreational courts.
